Sin Capital Partners have bought the Bideford Hills property along Bideford Road at S$380m. This comes after the 26-storey site was offered for sale after approval by 80% of its owners. The S$380 million price of Bideford Hills translates to S$2,431 psf. The sale of the property was sealed on a 10-week private treaty period after the closure of the 2nd tender period.

Bideford Hills (former Thong Sia Building) has an existing GFA of around 156,300 sq ft. However, the allowable GFA for the upcoming Bideford Hills is 7.236 times the total size of the site which is equivalent to 21,600 sq ft. This is expected to exceed the 4.9 plus plot ratio indicated for the development of residential and commercial properties by URA in the 2014 Master Plan.

According to JLL, the agent that brokered the sale, the mixed-use development Bideford Hills was bought in one of the largest mixed-use property collective sales in Singapore. Although the site attracted other bidders, they couldn’t meet the min S$400 million prices stipulated by majority owners of the property.

The developer is yet to reveal further details about the upcoming Bideford Hills, but there are possibilities that the development will be mixed comprising of both residential and commercial units for residential purposes.

Bideford Hill (Former Thong Sia Building) sold for S$380m in Singapore’s mixed-use collective sale

FREEHOLD commercial and residential property Bideford Hills, near the Paragon shopping mall, has been put up for sale for the first time since it was built in 1981 and the vendors are expecting offers of between S$400 million and S$420 million.

More than 80 per cent of the owners, measured both by share value as well as strata floor area, have consented to the collective sale of the 26-storey building along Bideford Road. The building has a land area of about 21,600 sq ft, and comprises seven levels of commercial space and a 19-level residential tower of 37 apartments.
